Really frustrating and unprofessional company for tenants. They don't use licensed contractors, use anything AI bot for phone calls, don't respond to emails, access private areas without appropriate notice, and are often rude in conversations. It takes weeks to get basic information from them and they don't follow the communication requirements from the LTB. Perhaps landlords have better experiences but for tenants, it's a nightmare. Using unlicensed contractors and not following the LTB requirements is a huge liability for the landlord as well. Repairs are often incomplete or wrong, requiring multiple visits for the same issue. Document everything sadly. In 2026, they had two complaints to the Landlord Tenant Board for not providing notice for entrance to apartments as well interference with reasonable enjoyment and received an order from the LTB to provide appropriate notice and had to pay compensation to the tenant. I had such a great experience with the team at Property Management Toronto! Everyone I’ve dealt with has been friendly, helpful, and quick to respond whenever I’ve had a question. Communication is easy and you can tell they genuinely care about providing good service. Unfortunately, the property management company does not communicate clearly or timely with tenants. It is difficult to reach them and when you do, they are unprofessional and do not answer questions. Frustration never ends with this company. My landlord uses PMT to manage the unit. I’ve moved in for a month and still haven’t got my mailbox key. Their ridiculous payment platform does not accept Canadian bank direct deposit. If I select credit/debit card instead, it charges 4% processing fee. I wonder if this company really operate in Canada.

I was initially contacted by Maral, who requested documents such as tenant insurance. However, when I had questions and emailed her for clarification, I received no response until I eventually called. If you are not the appropriate person to answer a tenant’s questions, at minimum, let the tenant know who they should contact instead of simply ignoring their emails.

After move-in, Alexis introduced Matthew as our account manager and told us he would be our main point of contact. However, I never received any introductory call or email from Matthew, so I did not even have his phone number. When issues came up, I emailed him and again received no response. I eventually had to call Alexis and ask to be transferred to Matthew. He did not take the call at the time, although he did call me back later.

During that call, Matthew explained that PMT acts as the landlord’s representative so tenants do not need to contact the landlord directly. Unfortunately, my experience has been the opposite — it has been extremely difficult to get basic questions answered or issues resolved through PMT.

A perfect example is my mailbox key. I did not receive one when I moved in. Matthew told me to contact the condominium/property management myself. I did so, only to be told that mailbox keys are the landlord’s responsibility and that I need to contact the landlord. Since PMT specifically says they represent the landlord, I do not understand why I was simply redirected elsewhere instead of having the issue handled or coordinated on the landlord’s behalf.

The biggest issue here is not even the mailbox key itself — it is the lack of communication and accountability. Emails go unanswered, the designated account manager did not proactively establish contact, and when an issue requires coordination with the landlord, the tenant is sent elsewhere to figure it out.

If your role is to represent the landlord and serve as the tenant’s point of contact, then communication and follow-through should be the bare minimum.
